Sealcoating is volume work: lots of small tickets, quoted fast, often straight off a text with a driveway size in it. The calculator above does the arithmetic the way the work sells: square footage times a per-square-foot rate by number of coats.

How sealcoating pricing works

The example rates ($0.20 per square foot for one coat, $0.32 for two) are placeholders. Material is cheap per foot; what you’re really pricing is mobilization, prep, and the edge work. That has two practical consequences for how you quote:

A sealcoating sanity check

A 2,000 square foot driveway at the example two-coat rate of $0.32 is $640, plus crack fill. If your market or material costs say otherwise, change the rates: that’s the whole point.

Common questions

How often should a driveway be sealcoated?

Every few years is the general rhythm, sooner for driveways in hard sun or heavy use. Sealing too often causes buildup and flaking, so more is not better.

How long does sealcoating take to dry?

Foot traffic is usually fine within hours, but keep vehicles off for a day or two depending on temperature and humidity. Cool, damp weather stretches the timeline.

Can you sealcoat a brand new asphalt driveway?

Not right away. Fresh asphalt needs time to cure and release oils before sealer will bond well, so most contractors wait at least through a season before the first coat.
