Thickness follows traffic, not habit

The example rates loaded above run $3.75 per square foot at 2 inches and $5 at 3 inches. Those are placeholders to adjust, but the split they represent is real. Car stalls live an easy life. Drive lanes, truck aprons, and the pad in front of the dumpster take concentrated, repeated loads, and plenty of lots get bid with a thicker section in exactly those zones. Quoting one thickness across the whole lot means you are either overbuilt in the stalls or underbuilt where the garbage truck parks.

Striping, signage, and ADA are their own line items

The per-foot paving rate should not be quietly carrying layout and paint. Stall striping, arrows, fire lanes, ADA stalls with their access aisles and posted signs, wheel stops, and bollards are separate scope, whether your crew does them or a striping sub does. Price them as visible line items. A property manager comparing bids can then see what is asphalt and what is everything on top of it, and you are not eating the striping sub’s invoice out of your margin.

The base decides how long the lot lasts

Alligatored areas, ruts at the drive entrance, and spots that pump water when a truck rolls over them are base failures, not surface problems. New asphalt over a failed base inherits the failure. Walk the lot, mark the soft zones, and carry the repair work in the bid. Size works in your favor here. Mobilization, the plant run, and setup cost roughly the same whether you pave 4,000 square feet or 40,000, so bigger lots carry a friendlier per-foot number. As a sanity check at the example rates: a 10,000 square foot lot at the 2 inch example rate of $3.75 is $37,500 before base repair and striping. At the 3 inch example rate of $5 it is $50,000. Common questions

Why is parking lot paving cheaper per square foot than a driveway?

Scale. The paver and rollers work in long uninterrupted passes, and mobilization gets spread across a much bigger area. A small lot loses most of that advantage.

Is striping included in a paving quote?

Usually not in the per-square-foot paving rate. Layout, stalls, ADA spaces, signage, and fire lane marking are their own line items, whether you do them or sub them out.

How thick should a parking lot be paved?

It depends on traffic. Car stalls can take a thinner section than drive lanes, truck routes, and dumpster pads, which see concentrated loads. Many lots get quoted with two thicknesses for that reason.
